The building structure is made of reinforced concrete, which ensures high static stability, durability and safety of the building. The interfloor reinforced concrete slabs are 20 cm thick, while the clear height of all above-ground floors is a pleasant 260 cm, which achieves airiness and a feeling of comfort in the space. The internal partition walls inside the apartments are made of plasterboard panels with a total thickness of 15 cm, with double cladding and mineral wool filling, which ensures high-quality sound and thermal insulation between the rooms.
The building facade is made of highly energy-efficient materials with a thickness of 15 cm, in a combination of stone wool and top-quality thermal insulation panels with a thermal conductivity coefficient of λ = 0.031 W/(mK). The final layer of the facade is made of silicone plaster, which ensures high resistance to atmospheric influences, vapor permeability, hydrophobicity and long-term color and structure stability.
The roof is designed as a flat, high-quality, impassable roof. The waterproofing is performed with a multilayer polymer synthetic waterproofing membrane (FPO), additionally reinforced with glass fleece. The roof thermal insulation consists of 20 cm waterproof XPS 300 extruded polystyrene boards, protected by a layer of gravel, which ensures UV stability, weather resistance and long-term reliability of the system.
The exterior joinery was installed in accordance with the highest standards of energy efficiency and safety. High-quality aluplast profiles with energeto® neo technology were used, with five chambers and a third seal around the perimeter, which significantly improves thermal insulation and ensures RC2 burglary protection class. Three-layer insulating glass PLANITHERM® 4S Evolution (4-18-4F-20-4 Low-E + argon) was installed, which allows for optimal indoor temperature throughout the year, regardless of external weather conditions.
All windows are equipped with electric roller shutters with aluminum thermal slats that provide effective protection from the sun and weather, increase the level of privacy and security and additionally contribute to the thermal and sound insulation of the space. The roller blinds also have integrated insect screens for protection against insects. The thermal transmittance coefficients are Uw = 0.73 W/m²K, Ug = 0.50 W/m²K and Uf = 1.00 W/m²K.
The interior joinery is white, while the exterior joinery is in an elegant anthracite shade. The exterior window sills are made of aluminum, and the interior stone window sills are 2 cm thick, which further emphasizes the quality of the finish and the durability of the material.
The project provides for an "A" energy class.
Heating and cooling of the apartment is provided by a heat pump, with underfloor heating throughout the entire apartment, which allows for even heat distribution, high energy efficiency and maximum comfort throughout the year.
